For Housing Companies

Pay the real price.
Save up to 50%.

KotiCharge bills every resident at the exact Nord Pool quarter-hourly electricity price. When prices are low overnight, charging is cheap. Always fair, always transparent.

Already on a fixed-price contract? KotiCharge supports both billing models. The spot-price section above explains how switching saves money — but everything from How billing works ↓ applies to you exactly as-is.

Smart charging

The charger picks the cheapest hours. Automatically.

Nord Pool publishes next-day prices every afternoon. KotiCharge reads those prices and builds a charging schedule that fills your car's battery using the cheapest available hours — typically 1am–6am when most of Finland is asleep and demand is low.

Residents set their preferences once — "I need the car ready by 7am" or "charge when price is below 5 c/kWh" — and the app handles the rest every single night. No thought required.

Typical overnight saving

Charging 10 kWh at peak (18:00) vs overnight (02:00) can differ by €0.80–€2.00 per session — that's up to €40/month for a daily driver.

Common questions

Frequently asked questions

How does spot-price billing differ from a fixed tariff?
With a fixed-price electricity contract, residents pay the same flat rate per kWh regardless of when they charge — 2am is the same price as 6pm. With spot-price billing, each kWh is priced at the actual Nord Pool quarter-hourly market rate. Overnight prices are typically very low, so smart scheduling can cut charging costs by up to 50% compared to charging at peak hours.
What happens if electricity prices spike during the night?
KotiCharge's smart charging scheduler monitors Nord Pool prices and automatically delays or spreads charging across the cheapest available hours within the window the resident sets. If a resident needs a full charge by 7am, the system finds the cheapest hours within that window. Residents can also set a price ceiling — if prices stay above it, charging is paused.
Does the housing company have to issue invoices or handle money?
No. KotiCharge bills each resident individually and directly. The housing company receives one refund payment per month covering all electricity costs, plus a detailed usage report as a receipt. There is no invoicing, no chasing payments, and no bookkeeping work for the board or property manager.
Which chargers support spot-price billing?
Any charger that supports the OCPP 1.6J standard or higher is compatible — including Zaptec, Defa, Garo, Easee, Charge Amps, Alfen, Keba, go-e, and many others. KotiCharge is brand-neutral and can connect to existing chargers in about 15 minutes.
How do I start charging?
You can start a session from the KotiCharge mobile app, with an RFID tag, or instantly when you plug in — if your charger is set to auto-start, no authentication is needed at all. For hands-free overnight charging, set a smart charging schedule once in the app: after that, just plug in and the system automatically starts charging at the cheapest available hours before your ready-by time. No need to open the app or do anything else.
